Westech Las Vegas Business Center Sold For $18.5 Million

WesTech Business Center Las Vegas, a 143,000-square-foot midbay distribution center, was built in 2002 at Edmond Street and Diablo Drive. Its second phase was sold to Cable Capital Trust for $129 a square foot.

Las Vegas commercial real estate developer Jeff LaPour has sold the second phase of Las Vegas WesTech Business Center in southwest Las Vegas to Cable Capital Trust for $18.5 million.

The 143,000-square-foot midbay distribution center was built in 2002 on nine acres at Diablo Drive and Edmond Street and Diablo Drive.

LaPour paid $5.75 a square foot for the Las Vegas land with total construction cost of about $9 million.

The Las Vegas commercial sale price represents $129 a square foot, the highest price ever paid for this product type in Las Vegas, he said.

It's the first holding LaPour has sold since forming LaPour Partners in 2000.

"I am a portfolio builder and generally do not sell, but I received an offer too good to refuse," he said. "If you look at the income side, this was a winner for the buyer and seller. It was a great number to sell at and a 6.15 percent cap rate. To reproduce that product in that submarket is impossible."

Tenants at WesTech Las Vegas, which is completely leased, include Adams Bros. Interiors, Hyloft and ImpoGlaze Tile. LaPour will continue to manage the Las Vegas commercial property on the buyer's behalf.

He plans to reinvest the profits into hospitality real estate developments in Las Vegas, including a 125-room extended-stay hotel at the Beltway and Town Center Drive in Summerlin Las Vegas. He owns two other non gaming Las Vegas hotel sites on Paradise Road.

LaPour also developed Decatur Crossing Las Vegas, which will break ground on the 120,000-square-foot third phase in a couple of weeks, and Holsum Lofts Las Vegas on Charleston Boulevard. He plans to start on a three-story, 70,000-square-foot commercial office building near the Russell Road and the Beltway in December.

Summerlin Nevada Requires Energy Star Homes For Sale

Summerlin Las Vegas, Nevada, in 2003 the master-planned community of Summerlin Las Vegas became the country's largest community to require its Las Vegas home builders to provide Energy Star qualified Las Vegas homes for sale. Chuck Liddell UFC 62 Champion Chuck Liddell wins UFC 62 Ultimate Fighting Championship with TKO of Renato Sobral. There had been talk on the part of Chuck Liddell's opponent that so much had changed in the nearly four years since their last matchup in 2002, that it would be a grave mistake to expect a similar result.

Renato Sobral had entered his rematch with the UFC Ultimate Fighting Championship's light heavyweight champion last night on a 10-match winning streak, but walked away from the Octagon in the same fashion as Liddell's previous five opponents -- the victim of a brutal knockout.

With the sort of relentless punching display that has carried him to the apex of his sport, Chuck Liddell scored a technical knockout over Renato Sobral just 1 minute 35 seconds into the first round to retain his title at UFC 62 Ultimate Fighting Championship at the Mandalay Bay Events Center in Las Vegas.

"I don't change my style for anybody," Liddell said. "They're trying to figure out how to beat me. They have to improve. I have one way of fighting: I'm going to come after you, put hands on you and knock you out."

UFC Chuck Liddell was responsible for Sobral's only other knockout loss of his career, when he delivered a thunderous kick to the head that stopped the Brazilian midway through the opening round of their first UFC match in November 2002. Renato Sobral had called it a momentary lapse that he left himself exposed to a striker of Chuck Liddell's stature, and vowed not to let history repeat itself.

But the plan collapsed as soon as UFC 62 Ultimate Fighting Championship Sobral charged in on Liddell in the opening Ultimate Fighting Challenge minute last night, only to absorb a crisp right hand that sent him flying into the cage. Liddell followed with another combination that planted Sobral on the canvas.

With Sobral dazed and desperately trying to defend himself on the ground, Liddell continued with an onslaught of punches before referee John McCarthy stepped in to stop the fight.

"I thought it would take a little longer for him to come after me," Chuck Liddell said. "I hurt him with a jab early and he didn't really like that so he came after me with a big overhand. He must have thought he hurt me and then I hit him with that right."

In the co-main event of UFC 62 Ultimate Fighting Challenge, light heavyweight Forrest Griffin defeated Stephan Bonnar by unanimous decision.

Kyle Busch Pulls Ahead For The Chase Of The Nextel Cup

Kyle Busch NASCAR Kyle Busch Las Vegan NASCAR driver pulls ahead at saturday night's Sharpie 500. It was supposed to be the race that put Kurt Busch, ultra fast in both practice and qualifying, back in contention for the Chase of the Nextel Cup.

Instead, it was brother Kyle's night to further solidify his spot in NASCAR's postseason party while Kurt was mathematically eliminated from the dance.

After a runner-up finish to race winner Matt Kenseth, Las Vegas Kyle Busch gained two spots in the championship standings, climbing to fourth. He said it was the culmination of a plan that finally came together.

"It's very nerve-wracking coming into this place and start the race with 43 cars jumbled up on each other," he said. "Anything can happen. The biggest thing for us was just to manage our own race and stay out of trouble as best we can."

That plan didn't work early on, as a problem in the pits dropped the No. 5 team back to 31st on a restart on Lap 63.

After the Sharpie 500 final round of pit stops on Lap 349, Kyle Busch was fourth. He snagged third from Carl Edwards 10 laps later when Edwards went high. Twenty-nine laps later, Busch passed Dale Earnhardt Jr. to grab second -- where he stayed.

"To finish this well, it's just a relief to get out of here," he said.

After two finishes deep in the field at Bristol, the younger Busch now has back-to-back finishes at the Tennessee bullring after an eighth-place run.

"We've been getting better cars every time we come here," he said. "We just tried to come in here with the mindset that we can run well here. To come back and finish second, that just shows that it's not only the team but the cars they prepare for me.

While Kyle Busch was celebrating, brother Kurt was enduring a night that typified his baffling season. On Friday, Kurt Busch seemed to be the driver to beat. He led the weekend's first practice in the morning, won the pole in the afternoon and led Happy Hour in the evening.

For more than 200 laps, the No. 2 Dodge was leading or in contention for the lead. Then on Lap 226, rookie Reed Sorenson had a tire go down. As he was trying to limp to pit road, he spun out, hitting Busch and caving in the No. 2's left-front fender.

Busch and his team decided to come to the pits 13 laps later to fix the damage, giving up second place. After restarting deep in the field, Busch battled his way back into the top 20 on Lap 270.

However, on Lap 326, Busch was snagged for a pit-road violation. Then, with 108 laps to go, the No. 2 Dodge jumped out of gear, forcing the car behind the wall for transmission repairs.

In the end, Kurt Busch finished 37th -- and dropped 390 points out of the 10th and final spot in the Chase -- an insurmountable deficit with just two races remaining until the cut is made.

Ultimate Fighting Challenge UFC 62 Liddell And Sobral Tonight

UFC 62 Ultimate Fighting Championship Ultimate Fighting Challenge UFC 62 tonight between Chuck Liddell and Sobral at the Mandalay Bay Events Center Las Vegas. Defending UFC champion Chuck Liddell, 36, has 18 wins, 11 by knockout.

Chuck Liddell could be dabbling in other ventures. There is the accounting degree from Cal Poly San Luis Obispo collecting dust somewhere and a soft-spoken demeanor outside the octagon that betrays his proficiency inside of it. But an office job would have never sufficed for Chuck Liddell, who will defend his 205-pound title tonight against Renato Sobral at Ultimate Fighting Challenge UFC 62 at the Mandalay Bay Events Center Las Vegas. After all, it would have wasted his best asset: a devastating right hand that has sent a procession of the top names in mixed martial arts spiraling to the canvas while vaulting him to the top of the sport.

Chuck Liddell (18-3) is a fighter through and through, adapting a take-on-all-comers approach that has led him to this point. He has avenged all but one of his career losses; he has defeated former champions Randy Couture (twice), Vitor Belfort and Tito Ortiz, as well as No. 1 heavyweight contender Jeff Monson.

The results of his fights are rarely left for debate, which is one of the main reasons UFC Chuck Liddell, 36, has garnered an increasingly rabid fan base. Of his 18 career victories, 11 of them have ended in a knockout. And although he is primarily a kickboxer, his wrestling ability makes it virtually impossible for opponents to take him down, forcing them to stand in with him and dangerously trade blows.

Chuck Liddell UFC "People like his style. People like real fighters," UFC Ultimate Fighting Championship President Dana White said. "Chuck is one of those guys who will fight anybody, anywhere. He likes to stand up when he fights, and a lot of people get it."

How much more Chuck Liddell can do to cement his legacy is another issue, especially now that a proposed fight between Liddell and Wanderlei Silva -- the light heavyweight champion of Pride Fighting Championships -- appears doubtful after negotiations stalled between the UFC Ultimate Fighting Challenge and the Japanese MMA, mixed martial arts organization.

The UFC Ultimate Fighting Challenge has a backup plan, White said, which would pit the winner of tonight's title fight against Tito Ortiz in December. But before Liddell can start mapping out his future he must first get past Sobral, which figures to be no easy task. Sobral (27-5) has won 10 straight fights against staunch competition since Liddell knocked him out in their first match back in November 2002.

Tonight's pay-per-view card of UFC 62 Ultimate Fighting Challenge, which starts at 10 p.m., also will feature a rematch between light heavyweights Forrest Griffin and Stephan Bonnar, whose first bout -- a split decision in favor of Griffin in April of last year -- is widely regarded as one of the best fights in UFC Ultimate Fighting Challenge history.

PGA Golf Tour Returns To TPC At The Canyons Las Vegas

Questions about the future of the Las Vegas PGA Tour event, currently the only major professional golf tour stop in Southern Nevada, have dogged the PGA tour tournament for almost all of this millennium.

The PGA golf event has gone through sponsors at a near-record pace, and speculation that it would leave Las Vegas has never been far from the surface.

But PGA golf tournament chairman James Duddlesten hopes that talk will quiet now that Fry's Electronics has added a second year to its sponsorship of the PGA golf tour. The Frys.com Open, PGA golf tour, scheduled for Oct. 12 to 15 at Las Vegas golf course TPC Summerlin Las Vegas and Las Vegas golf course TPC at the Canyons Las Vegas, will be part of the PGA Tour's "Fall Finish" next year.

The PGA golf tour is restructuring its schedule and no longer will make the Tour Championship the season-ending event. Instead, it will be played in September as the culmination of what the tour hopes will be viewed as a playoff season.

The event's main sponsors the last two years were tire manufacturer Michelin and a Northern California family. Before that, the Las Vegas Founders Club itself ran the tourney for a year, following sponsorships by Invensys and the Las Vegas Convention and Visitors Authority.

"Getting Fry's done and on board for PGA Golf Tour 2007 gives us some stability and we don't have to scramble around trying to find a sponsor," Duddlesten said. "The sponsor issue has impacted our ability to make significant charitable contributions like we'd like and like we have historically done.

Los Angeles Lakers Bryant slowly has been rebuilding his image. Part of that rebuilding has included participating in basketball clinics such as the one conducted at Durango High School, where 85 high school-age players received a special basketball tutoring session from the NBA's leading scorer last season.

Bryant's reputation hasn't improved overnight. It has been more of an ongoing process. The fact he was chosen to be in the player pool for Team USA was a big step toward restoring his credibility with sponsors. Nike, for one, has stayed loyal to Kobe Bryant. Bryant's No. 8 Lakers jersey is among the top 25 best-sellers.

Bryant had surgery on his left knee before Team USA's recent training camp in Las Vegas. Without him, the squad has still gotten off to a fast start at the FIBA World Championships in Japan, posting a 3-0 record and beating its opponents by an average of 20 points going into today's game against Italy.

"They're doing great," said Bryant, who was at the Thomas & Mack Center on Aug. 1 when Team USA scrimmaged Puerto Rico. "The way they've been playing so far has been very impressive."

Bryant said it appears USA Basketball is taking the world championships far more seriously than in the past. Bryant said regardless of how Team USA fares in Japan in the next 12 days, he is committed to training with the squad in Las Vegas next summer, provided he's healthy.

Lakers Kobe Bryant said his knee was coming along, and he expects to be ready when the Los Angeles Lakers visit Las Vegas in mid-October for two preseason games. The NBA Lakers will face Phoenix on Oct. 15 and Sacramento on Oct. 17 at the Thomas & Mack.

Kobe Bryant has been a frequent visitor to Las Vegas. He visited a youngster at a local hospital this summer as part of the Make-A-Wish Foundation. He'll be back in town in October and again in February, when the NBA has its All-Star Game at the Thomas & Mack. "That's going to be crazy," Kobe Bryant said of the Feb. 16 to 18 All-Star Weekend. "The energy in Vegas is going to be unbelievable."
