Trump Tower Las VegasTRUMP TOWERS II Las Vegas the second Las Vegas Trump Tower real estate will launch during the next season of “The Apprentice”.

The hit NBC 'reality television' show pits business hopefuls against another to win a job within The Trump Organization. The Donald, as master entrepreneur, eliminates a candidate a week. The final “The Apprentice” episode, the winner lands a year long assignment and accompanying six-figure salary as The Donald's "apprentice."

The show's sixth season will debut in January, focusing exclusively on Las Vegas, according to a source close to the show. Candidates will be asked to develop a real estate marketing plan for Trump Tower Las Vegas condo-hotel luxury hi-rise. The season is reportedly finished taping, and the outcome will remain a mystery.

Sales for the second Trump Tower Las Vegas will coincide with airings of NBC's "The Apprentice," which has been seen by up to 20 million viewers, which could translate into valuable advertising airtime.

"Branding is important, but so is timing," said Jack Christie, Trump's vice president of marketing and sales. "We hope to begin sales on condos for sale in Trump Towers Las Vegas phase two after the season premiere of 'The Apprentice.'"

The new tower will be located next to the $500 million Trump International Towers Las Vegas, currently under construction behind the New Frontier Hotel and Casino. The 64-story Las Vegas hi-rise condominium tower will have 1,282 condo-hotel units, studios, one, two and three-bedroom residences, including Trump penthouse suites, two restaurants, 800-space parking garage and a pool deck. Luxury Las Vegas homes in Trump range from 565 square feet to 1,057 square feet in size and some condos can merge to create a 1,693-square-foot suite. Completion is slated for early 2008. Trump International Hotel & Tower Las Vegas is a joint-venture real estate development between owner Phil Ruffin, New Frontier and Jack Wishna, a dealmaker who brought the two together. The general contractor for Trump is Perini Building.

Trump Tower I sold out in under a week, with luxury Las Vegas condominium prices of $600,000 to $6 million. Several condos for sale in Las Vegas Trump Tower residences have become available.

"The second tower will be a mirror image of the first in size, height and appearance," said Christie. "It will likely have more meeting-room space and studio units."

Echelon Place Las Vegas A $4 Billion Resort

Echelon Las VegasEchelon Place Las Vegas a $4 billion mixed-use resort on the 63-acre Las Vegas land currently occupied by Stardust Hotel real estate. The mega resort will include 1 million square feet of Las Vegas convention and meeting space, 5,300 hotel rooms, 140,000-square-foot casino and 350,000 square feet of retail stores. It is expected to take four years to develop this massive Las Vegas commercial real estate endeavor.

Echelon Place Las Vegas by Boyd will only be second in single hospitality industry project to the $7 billion Project City Center by MGM Mirage.

In 2005 Boyd Gaming started planning the Las Vegas commercial project for the Stardust real estate after a strategy started in 1998 of diversifying by market segments and geographically.

Echelon Place in Las Vegas, Nevada will represent the company’s shift from being geographically diverse to the premium customer segment. A recent luxury hotel project was joined with MGM Mirage included the Borgata in Atlantic City, Boyd Gaming’s first project.

The plans for Las Vegas Echelon Place are to become a market leader in hospitality and casino gaming, including Las Vegas night clubs, meetings, conventions and shopping. This will be a tall order since the Venitian Palazzo, Wynn Las Vegas, Bellagio, and Project City Center will be in contention.

Top corporate officers of Las Vegas Echelon Place will be Bob Boughner, from Borgata, as President and chief executive officer and Kevin Sullivan as senior vice president for Echelon Resorts Las Vegas.

Many of the design and construction companies involved in the development of Borgata are expected to play roles in the Echelon Place development, including construction manager Tishman Construction Corp.

Echelon Place, on the west side of the Strip just north of Wynn Las Vegas, will feature the $2.9 billion wholly owned Echelon Resort with hotel and retail joint ventures between Boyd Gaming and partners.

The Echelon Resort Las Vegas will be wholly owned and operated mainly by Boyd Gaming but will include operating arrangements with hotel, restaurant, night club and entertainment industry leaders that will bring exciting brands to the development.

Plans call for Echelon Place to be developed in one phase and integrate four separate Las Vegas hotels incorporating 5,300 guest rooms and suites.

Boyd Gaming will own and operate the 3,300-room Echelon Resort in Las Vegas, which will include a 2,600-room Resort Tower and a 700-room Suite Tower, with each containing its own spa.

Both hotels will connect with Echelon's public areas, which will contain a 140,000-square-foot casino, 25 restaurants and bars, and pool and garden areas. The resort will house business and meeting facilities.

It will include a 4,000-seat theater with stadium seating designed to accommodate concerts and production shows and a 1,500-seat theater for smaller shows and touring acts.

Shangri-La Hotels and Resorts has entered into a management agreement with Boyd Gaming for the Asian Pacific's leading luxury hotel group, to include a Shangri-La Hotel within Echelon Place.

The Shangri-La Hotel, Las Vegas, which will be owned by Boyd Gaming and operated by Shangri-La, will include 400 guest rooms and suites, a 20,000-square-foot spa, meeting space and two restaurants.

Boyd Gaming has entered into a 50-50 joint venture agreement with the Morgans Hotel Group, a developer of lifestyle-boutique hotels, for the construction of two hotels, Mondrian and Delano, within Echelon Place real estate.

Mondrian Las Vegas hotel and Delano Las Vegas hotel will be managed by Morgans at a cost of $700 million. Morgans Group will contribute $97.5 million in cash.

The Mondrian Las Vegas hotel will include 1,000 suites and guest rooms, a restaurant and bar, conference space, and meeting space and a pool.

At part of the master-planned Echelon real estate project, Boyd Gaming will operate, own, and develop the Echelon Place Las Vegas ExpoCenter. The Las Vegas ExpoCenter will feature 650,000 square feet of exhibition and 175,000 square feet of conference and meeting space.

Echelon Resort Las Vegas expects the total exhibition and meeting space at Echelon Place to exceed 1 million square feet.

Boyd Gaming is talking with partners for a 50-50 share in a Las Vegas real estate development of a retail promenade at Echelon Place. Echelon plans call for more than 350,000 square feet of shopping, including luxury and other retailers, dining and Las Vegas night clubs.

The Summerlin Las Vegas townhomes are within walking distance of a new Red Rock Resort and a 1.2 million-square-foot retail center. It also features a park with a spa, wading and swimming pools, playgrounds, barbecue areas and lawns.

"Combining urban and suburban living is a growing trend for valley home builders," said Linda Kemper, an executive with William Lyon Homes, builder of the West Park Villas homes and West Park Courtyards homes in Summerlin. "Today's home buyers appreciate benefits of homeownership, low-maintenance environment, such as that found in West Park Homes."

When complete, the Summerlin Las Vegas townhome subdivisions will comprise 191 villas and 113 courtyards by William Lyon Homes Las Vegas. Ryland Homes is also building single-family homes in West Park that range from 1,659 to 2,978 square feet.

Prices start from the high $300,000s to mid-$500,000s.

Summerlin Centre, a 1,300-acre mixed-use village, is planned as a "downtown" area of Summerlin.

The village, parallel to Charleston Boulevard, includes more than 1,400 Summerlin homes, a private junior/senior high school, and a variety of shopping centers and office parks.

Plans call for a 1.2 million-square-foot regional retail center, more than 200 additional acres of residential development and additional office parks.

Other new homes for sale in Summerlin, Nevada within the village include Traccia by Toll Bros., Montage and Travata at West Park by Ryland Homes, C2 Lofts by Christopher Co., and Palmilla and Cypress at Allerton Park by Woodside Homes.

Summerlin real estate comprises 22,500 acres along the western rim of the Las Vegas Valley and has more than 92,000 residents. There are 7,500 acres remaining for real estate development.

Echelon Place Las Vegas Will Not Host A Broadway Musical

Echelon Place Las VegasEchelon Place Las Vegas mega resort by Boyd Gaming isn’t going to host a broadway musical. According to an executive for Boyd partner Anschutz Entertainment Group, the Strip and the Great White Way simply do not meet.

"We're not fans of the Broadway phase," said John Meglen, co-CEO of AEG Live Tours & Special Events. "I've never believed that people come to Las Vegas to see Broadway. They go to New York for a broadway musical. That was proven in Las Vegas with the family shows. People don't come to Vegas for family entertainment. They go to Orlando or Orange County," Meglen said.

Boyd is planning a 1,500-seat theater and 4,000-seat concert hall as part of its $4 billion Echelon Las Vegas real estate project and, on Aug. 25, signed AEG Live as the exclusive presenter for both venues. Los Angeles-based AEG, owner of the Staples Center, also runs the Colosseum at Caesars Palace Las Vegas.

Anschutz Entertainment Group, Boyd Gaming's newest partner in Echelon Place Resort, is the force behind touring acts and production shows like Celine Dion's "A New Day," now playing at Caesars Palace.

"We'll continue to program the Colosseum," Meglen explained, "but there's room to do more in the marketplace."

AEG collaborated with former Cirque du Soleil stage director Franco Dragone on the Celine Dion spectacular, "A New Day," at Caesars, but don't look for AEG to extend the Cirque brand to Echelon. "Not to say there's anything wrong with Cirque," Meglen added. "It's just that there's a lot of it in the (Vegas) marketplace, so we probably want to be as far away from that as we possibly can."

While AEG and Boyd are still brainstorming what they will do at Echelon Resort, it's presently easier for Meglen to rule out what they won't. Clones of "A New Day" and Elton John's "Red Piano" show (also at Caesars) are unlikely. "Call it a bit of an older demographic," Meglen said of the Caesars constituency. "Echelon might be a generation younger."

When then-Park Place Entertainment first announced the Colosseum (now owned by Harrah's Entertainment), in 2002, its strategy was to bring customers to Vegas who would plan their trips around when Dion would be performing. Looking back, Harrah's Vice President of Entertainment (Las Vegas region) Scott Schecter reported this "has proven to be a very successful business model for Caesars Palace. Our customer feedback tells us that many guests plan their trips to Las Vegas based on securing tickets to see Celine." Since its opening, the 4,098-seat Colosseum has played to 95 percent of capacity, according to figures compiled by Pollstar.

Even if AEG is aiming for more-youthful customer than those who flock to hear Dion belt "My Heart Will Go On," the Canadian pop star's Colosseum show has established many of the precepts Meglen intends to follow at Echelon Las Vegas. "One of the important components is it needs to be a show -- and preferably an artist (too) -- that you can only see in Las Vegas. The production quality of the show needs to be something that can't be reproduced traveling around the country to play every other city," Meglen said.

Still another sensitive issue concerns where the two theaters will sit in the Las Vegas Echelon master plan. AEG would like them to be as prominent as Caesars Palace Las Vegas Colosseum.

NASCAR Mayfield Will Drive In Las Vegas NASCAR Truck Series

NASCAR Jeremy MayfieldNASCAR Jeremy Mayfield will return to NASCAR competition, NASCAR Craftsman Truck Series, for the first time since being fired last month by Ray Evernham, Nextel Cup team owner.

Smith’s Las Vegas 350-kilometer NASCAR Craftsman Truck Series race Sept. 23 will see Mayfield, who lost his Evernham Motorsports Nextel Cup ride, compete on the newly upgraded 1.5 mile Las Vegas Motor Speedway real estate.

Jeremy Mayfield will be driving No. 15 Chevrolet truck in the Las Vegas NASCAR race, confirmed by Billy Balley, which Balley’s team had won previously with Shane Hmiel.

NASCARBalley said he also plans for Mayfield to drive the truck at a race in Atlanta, Phoenix and the Miami finale. Las Vegas native NASCAR Kyle Busch will drive the truck Saturday in Loudon, N.H., trying to win his second race in four starts with the team this year.

Mayfield's best finish in 21 Cup races with Evernham this year was 13th.

Mayfield, 37, had driven No. 19 Dodge in the Nextel Cup series since 2002. In 402 Cup races, Mayfield has had two victories with Evernham and a total of five vitories.

Special truck series practice sessions are scheduled for Sept. 22 at Las Vegas Motor Speedway to help teams adjust to the new track and higher banking. Corner banking has nearly doubled to 20 degrees and the backstretch was raised by about 8 feet for better transitions. Motor enthusiasts will be able to see more of the pit road which has been moved closer.

Brendan Gaughan, the only full-time NASCAR team west of the Mississippi, will have an open house from 4 to 6 p.m. Thursday.

A.J. Allmendinger, Champ Car World Series star, is scheduled to make his truck series debut Saturday in New Hampshire. AJ, 24 years old, has won four Champ Car races this year.

The end came at 4:39 of the first round when Penn forced Hughes to tap out due to a rear-naked choke.

Hughes and St. Pierre last fought October 22, 2004 at UFC 50: THE WAR OF ‘04 in Atlantic City, New Jersey. At the time, St. Pierre had a perfect record. But Hughes ended up giving St. Pierre his first career loss, forcing him to tapout at the end of the first round. Since that day, Hughes has maintained the UFC welterweight crown, and St. Pierre has aggressively fought to put himself back in line for the title, defeating former champion BJ Penn, Jason "Mayhem" Miller, Frank Trigg and Sean Sherk. Meanwhile, Matt Hughes defeated Frank Trigg, Joe Riggs, and most recently the legendary Royce Gracie, who was previously undefeated in the UFC.

Matt Hughes (41-4) 5’9"/170 lbs., fighting out of Hillsboro, Ill., is considered by many to be the greatest welterweight champion in the history of the UFC. He started fighting in 1999, at UFC 22, and spent two years climbing his way up the division. Finally, at UFC 34 (11/02/01) he won the UFC Welterweight Championship by defeating Carlos Newton by KO. He fought Joe Riggs at UFC 56 (11/19/05) in a non-championship bout and submitted him by Kimura at 3:28 of the first round. Hughes then defeated Royce Gracie by TKO at UFC 60 (5/27/06).

Georges "Rush" St. Pierre (12-1-0) 5’10"/170 lbs., fighting out of Montreal, is the Canadian Welterweight Mixed Martial Arts Champion. Motorcycle Enthusiasts Roar Into Las Vegas For Bikefest

Bikefest in Las VegasMotorcycle enthusiasts and bikers from Las Vegas and beyond, 40,000 strong, were Downtown Las Vegas real estate for the sixth annual Las Vegas BikeFest(TM), a national motorcycle expo and rally that returned to Las Vegas September 14 - 17, 2006. One Queensridge Place Summerlin Hi-Rise Condominiums

One Queensridge PlaceOne Queensridge Place condominiums in Summerlin Nevada real estate is being built on the 20-acre real estate site at the southwest corner of Alta Drive and Rampart Boulevard.

One Queensridge Place in Summerlin, Nevada, is being touted as the only suburban vertical living custom condominium community in Las Vegas. It is a partnership project between Peccole Nevada Corporation and Las Vegas-based Executive Home Builders (EHB).

The Summerlin real estate project at One Queensridge Place hi rise condominiums is definitely luxury living. Units are expected to start at $1.2 million. Penthouses, some of which offer two stories, start at $4 million. Square footage runs from 2,000 up to 16,000 square feet. The average size of each luxury home is about 3,500 square feet. All Summerlin condos for sale have both west and east views and direct elevator entrance.

The gated luxury custom condominium home community will offer residents many on-site amenities including: a spa with indoor lap pool, a restaurant, 25-seat theater, wine cellar, great room with billiards and a bar area, caterer's kitchen, conference room, barbecue area and an outdoor recreation pool with jacuzzi.

EHB is targeting people who are already living here in custom Summerlin and Las Vegas homes and looking for what he called a "lock and leave kind of opportunity."

The development team for One Queensridge Place condos hired JMA Architecture Studios and Perini Building Company. When completed, the complex will consist of one 14-story building and three 18-story structures. Phase One will include 219 custom One Queensridge Place condominium homes in the two 18-story towers. Phase one of One Queensridge Place real estate is expected to completed in fourth quarter 2006.

Phase Two will see the construction of the two additional hi rise buildings along with 17,000 square feet of class-A office space. One Queensridge Place real estate will ultimately add 385 family units to the area.

The Summerlin land on which One Queensridge Place is being built has been in the Peccole family for decades. Pankratz said Bill and Wanda Peccole always intended the real estate to hold a vertical development.

Apex Las Vegas Commercial Real Estate Sold For $69 Million

Apex Industrial ParkApex Park in north Las Vegas commercial real estate was purchased for $69 million by Kapex LLC. This piece of Las Vegas land was a 3,250 acre tract or $21,230-per-acre, from Kerr-McGee Corp. Kapex, whose partners include Jerry Snyder, Dave Carver, Adam Titus and Ken Templeton, with Las Vegas commercial development plans to spend another $31 million developing Apex Park.

"The Apex industrial park has long been viewed as an ideal industrial site, but the lack of utilities has delayed the real estate development," said Titus. "The first phase of our project will include 400 acres of land in Las Vegas that is currently served by utilities."

Apex property is located along the westside of Interstate-15 from the Las Vegas Speedway to the U.S. 93/I-15 intersection. It consists of two parcels of M-2 zoned heavy industrial land with a well, paved service road, water storage tank and a septic system.

The Las Vegas commercial park eventually will consist of 50 sites totaling over 30 million square feet of industrial space. Kapex plans to break ground on the first phase in the first quarter of 2007, with anticipated build-out over a 10-year period.

Phase one environmental studies for this Las Vegas land have been completed. And additional studies have since been commissioned for future Las Vegas buyers and tenants.

Kerr-McGee acquired the Apex property from the Bureau of Land Management in 1989 in response to the Henderson PepCon explosion a year earlier. The company selected the site for its contiguous, level and immediately developable Las Vegas land for sale.

Kerr-McGee ceased operations at the Apex Industrial site in 2001. In a joint venture, the company worked to obtain necessary approvals to convert the facilities into a battery manufacturing operation. In January 2006, Apex industrial park was offered for sale to a select few bidders. Kapex entered into an option to purchase the land for sale in Las Vegas, Nevada, closing the deal earlier this month.

"With dramatic construction cost increases and a drying land supply, Apex is finally poised to see some substantial development activity," said John Restrepo, principal of Restrepo Consulting Group, a Las Vegas real estate research firm. "Time is now on its side."
