Las Vegas Condos Evolution Lofts Announced By Boulevad Properties
Las Vegas condo Evolution Lofts announced. Boulevard Properties, a Miami real estate development firm, building a new 350-foot-tall condominium tower in downtown Las Vegas. The project, Evolution Lofts, will be located on a half-acre lot at the northwest corner of Charleston Boulevard and Third Street.
Downtown Las Vegas highly touted Gateway Arts District, Evolution Lofts, Las Vegas luxury condos, is considered a landmark real estate project that will set the standard for the fast paced growth occurring in downtown. Las Vegas Evolution Lofts will show a sweeping sail across the roof and a dramatic circular opening punctuating the sky, the building will have a defining presence in the emerging downtown Las Vegas skyline.
"We believe in the mayor and his vision for downtown," said Len Edelman, a principal of Boulevard Properties. "Evolution Lofts Las Vegas is located in the downtown Arts District, which is quickly becoming the place to live, play and work."
Evolution Lofts is designed by JMA, the 29-story high-rise will consist of 159 residences with 19 different floor plans. These beautiful Las Vegas homes will range from 806 square feet to 2,100 square feet, priced from the mid-$400s up to $1.4 million with median sale price of $600 per square foot. Each Las Vegas loft comes with floor-to-ceiling views, balconies, hardwood floors, among other features.
The loft tower will contain a double-height lobby with 2,800 square feet of retail followed by seven levels of parking. Las Vegas Evolution Lofts are topped by an eighth-floor amenities deck including an outdoor pool area, community room, and a gym. There will also be a sauna, business center, and a 16-seat media room.
General contractor, Martin Harris Construction has been named, with Corus Bank of Chicago providing the constructing financing. The downtown Las Vegas real estate project is expected to cost $65 million to build, or about $350 per square foot. It's already received both city and Federal Aviation Administration permitting approvals.
Boulevard Properties bought the site three years ago for $1.5 million or about $68.87 per square foot. Ground breaking is anticipated in June 2007, with project completion by mid-2009. Evolution Lofts, however, must first reach 70 percent sell-out in order to qualify for the Corus construction loan.
Evolution Lofts, Downtown Las Vegas luxury condos, is going straight to contracts as opposed to a reservation-to-sales period. The Prinsloo Group, the team responsible for Panorama Tower Las Vegas and Icon, is heading-up Evolution's sales effort.
"We're going straight to contracts because it shows we're serious about building," Sarah Prinsloo said.
